    About Solstice Project Services, LLC (“SPS”)

    SPS offers total project management and coordination for all capital improvement and construction projects in residential, commercial and industrial properties. 

    Large-scale residential property capital projects are complex.  They require knowledgeable application of significant resources to control cost, coordinate vendor activities, maintain open lines of communication between project executors and condominium residents and act as the liaison between the owners and contractors for construction issues that arise in the course of the job’s progress.  Neighboring encroachment licenses must be negotiated and secured.  Contractors’ requisitions for payment require review and approval.  Change orders require careful review for proper cost control.  As the project ends, coordination and clearance of contractor punch lists become very important and the contract must be closed out.

    Job Specifications and Bidding

    During this process, SPS will work with your other retained professionals to prepare specifications, establish a bidders list and create spreadsheets to help in determining how to award the project and to whom.  All bidding overseen by SPS is conducted according to a sealed bidding procedure, which guarantees the integrity of all bids solicited and received. 

    Contract Administration and Inspections

    During this phase, SPS administers and coordinates the job and job site.  Services will include pre-job phasing, owner/resident coordination, and site inspection.  Weekly inspections and job meetings are held to review and report on schedule conformance, specifications compliance, and job site safety and housekeeping.  SPS prepares and provides written reports, as well as notification of schedule changes or plan deviations.  It does everything possible to ensure the highest quality workmanship while monitoring and keeping any required additional work in check and under control.  SPS also reviews all requests for payment to monitor both payment requisitions and schedule of values prior to making payment.  No payment is issued without prior approval from Board or authorized property decision-maker. 

    Job Closeout and Finalization

    Upon completion of the specified work, SPS coordinates job closeout and finalization.  SPS ensures that applicable sign-offs from all professionals and governmental agencies are received, that the job site is secured and left in a clean and professional manner, that all guarantees and warranties are obtained in their proper form and that all manufacturers’ inspections and approvals (if necessary) are on record.  A final project closeout book, including full documentation and all required paperwork, is prepared and provided to the authorized property decision-maker.  SPS acts as owner’s representative for the Board.
